  4. Proof of Income: The most recent 30 days of paystubs, last year’s W2 or tax return, or award letters (social security, other federal/state awards).
  5. Project Estimates: Copies of estimates for the home improvements you plan (roof, windows, flooring, HVAC, etc.).
  6. Flood Insurance: Mandatory if your property is in a flood zone, along with flood escrows.
